Planning Approved – 3 new houses at Gorran, St Austell

Full planning permission for 3 new terraced houses replacing an existing bungalow on a large plot. The site sits within an Area of Outstanding Natural Beauty and was considered a historically sensitive site being in proximity to a number of listed buildings. This sensitive location presented a challenge in terms of planning and design. A traditional typology was proposed but with some modern interventions, respecting the local vernacular. Central to the ethos of this development is the idea of making better use of developed land. The benefits of this scheme being that it reduces the pressure on surrounding countryside, allowing more people to live in the settlement which has economic and social benefits for the existing village. Some design amendments were required to satisfy the conservation officer and the application was approved by the case officer under a delegated approval with the support of the Parish Council.
